BOARD OF DIRECTORS

2012

NOTICE TO THE OWNERSHIP

Fellow owners I wanted to publish this notice as soon as possible in order to keep you informed about a recent decision the Board made regarding a new income stream for the Resort.

The manager and the Board were approached by the company that is building a new power plant for Warren County (off of Rockland Road) about the leasing of camping sites for the workers on this project. After much discussion and meetings with the company regarding their past use of facilities throughout the country we have decided to lease “B” section to the workers for the duration of this project that is estimated to last 30 months.

The Board and the Manager have considered this income opportunity, weighing the legal issues of renting part of our facilities in compliance with our rules and the minimal amount of use this section has had over the last several years by our ownership against the potential income of 300 -400K over the next 3 years.  It was decided that this income and what it will mean to the Resort ownership in new and improved infrastructure and our ability to pay off debt far outweighed any inconvenience to the owners over the next 30 months.

Each worker leasing a site will sign a specific lease with North Fork for the use of the site and will abide by the Resort’s Rules and Guidelines with the exception of the Ownership Reservation Guidelines. This Company has done these types of projects all over the country and gave references of the many other camp grounds they have used throughout the country. They have not only helped with infrastructure work where they have stayed but they and their families have been active volunteers for campground activities. We believe that these campers will be active participants in our campground over the next 30 months and it is our hope that you will welcome them into our family here at North Fork.

I am sure that many of you will have questions and concerns regarding this decision and I would ask that you refer these questions to the Board or the Manager so that you can get informed answers to your questions.
